Housing & Benefits Veteran Affairs
Spring is the most active home buying season in the country. For Maryland veterans, it also happens to be one of the best times to leverage some of the most powerful housing benefits available. If buying a home is on your radar this year, this guide is for you.
At the Maryland Veterans Chamber of Commerce, we know that veterans have given this country everything. A home is more than a financial investment. It's stability, pride, and a foundation for everything that comes next. That's why we want every military veteran in Maryland to walk into the spring market fully informed, fully prepared, and fully supported.

Understanding Your VA Loan Advantage
The VA home loan benefit, administered through the U.S. Department of Veteran Affairs, is one of the most favorable mortgage products in existence. Yet millions of eligible veterans never use it. If that's you, this spring is the time to change that.
What Makes the VA Loan Different
No Down Payment
Eligible veterans can purchase a home with zero down payment. A benefit unavailable with conventional or FHA loans without significant savings.
No PMI
VA loans don't require private mortgage insurance, saving military veteran buyers hundreds of dollars per month compared to conventional financing under 20% down.
Competitive Rates
Because the federal government backs VA loans, lenders consistently offer lower interest rates than the conventional market. Often a full percentage point lower or more.
Limited Closing Costs
Veteran Affairs limits the fees lenders can charge on VA loans, protecting veteran borrowers from predatory costs at the closing table.
Tips for Using Your VA Loan Benefit This Spring
Obtain your Certificate of Eligibility (COE) through the VA or ask your lender to pull it directly. This will confirm your entitlement and speed up the process considerably.
Get pre-approved before you start touring homes. Spring markets move fast, and sellers take pre-approved buyers far more seriously than unqualified ones.
Work with a VA-experienced lender. Not all lenders handle VA loans regularly. Find one who does to avoid delays, errors, and missed entitlements.
Understand the VA funding fee. Most veterans pay a one-time funding fee (typically 1.25%–3.3% of the loan amount) unless exempt due to a service-connected disability rating.
Don't assume you've exhausted your benefit. VA loan entitlement can be restored and used multiple times throughout your lifetime.
The VA loan benefit is one of the most tangible ways this country says "thank you" to those who served. Our mission at the Maryland Veterans Chamber of Commerce is to make sure every veteran in this state actually uses it.
Maryland-Specific Housing Programs for Veterans
Beyond the federal VA loan, Maryland offers its own robust set of programs designed to help veterans and their families access safe, affordable housing. The Maryland Veterans Chamber of Commerce encourages every military veteran in the state to review these programs before entering the market.
Maryland Mortgage Program (MMP) — VA Option
Maryland's flagship homeownership initiative offers a VA loan option that allows eligible veterans to combine the federal VA benefit with state-funded down payment assistance. This helps reduce out-of-pocket costs even further. It is a powerful pairing that many military veteran buyers don't know exists.
Maryland Veterans Trust Fund
Administered by the Maryland Department of Veterans Affairs, this fund provides emergency financial assistance to eligible veterans facing housing instability. This includes helping with overdue mortgage payments. While it's not a purchase program, it's a critical safety net for veteran homeowners facing hardship.
SSVF — Supportive Services for Veteran Families
Supportive services for veteran families through the SSVF program help veterans and their families experiencing housing instability get back on solid footing. Maryland has multiple SSVF grantee organizations operating statewide. If housing costs are a barrier to your spring home purchase, SSVF case managers can connect you with counseling, resources, and financial assistance.
Maryland Property Tax Exemption for Disabled Veterans
Veterans with a 100% permanent and total service-connected disability rating are eligible for a full exemption from Maryland property taxes on their primary residence. This benefit can save thousands of dollars annually and significantly affects the true long-term cost of homeownership in the state.
HUD-VASH (Veterans Affairs Supportive Housing)
For veterans experiencing homelessness or severe housing instability, HUD-VASH combines permanent housing assistance through the Housing Choice Voucher program with clinical and supportive services from the VA. Maryland VA medical centers coordinate HUD-VASH placements across the state.
Why Spring Is a Smart Time for Veterans to Buy
The spring housing market (roughly March through June) consistently sees more homes listed for sale than any other time of year. For veterans using VA loans, that means more choices, more negotiating room, and a better chance of finding a home that truly fits your needs and your family's future.
Spring Market Timing Tips
Inventory peaks in April and May across most Maryland markets. More listings mean more options and less competition per property than the tight winter months.
Sellers in the spring market are often motivated. Homes listed in March without offers frequently become negotiating opportunities by late April and May.
Interest rates fluctuate. Watch the Fed's signals in early spring and talk to your lender about rate locks. A military veteran using a VA loan already starts from a lower rate baseline than most conventional buyers.
If you're near Fort Meade, Aberdeen Proving Ground, Joint Base Andrews, or Naval Support Activity Annapolis, seek out a realtor who understands the unique dynamics of military community housing markets.
Don't overlook Maryland's smaller cities and suburban corridors. Areas like Frederick, Bel Air, La Plata, and Waldorf offer strong inventory for veterans seeking more space and affordability within commuting range of major installations.
